Growing up in a family-owned motel, brothers Kunal and Ankit Patel learned the hospitality business the only way that truly matters—by living it. From early mornings at the front desk to late nights turning rooms, they were immersed in the realities of ownership, operations, and service from a young age. Alongside the motel, their family built and operated restaurants, single-family rentals, and retail businesses—instilling a hands-on understanding of real estate and entrepreneurship across multiple asset types.

Their foundation was shaped by their father, Pete Patel, who immigrated to the United States from the United Kingdom in 1981 in pursuit of opportunity. In 1990, he purchased his first motel in Milan, Tennessee—marking the beginning of the family’s journey in hospitality and real estate ownership. Through discipline, persistence, and an unwavering commitment to integrity, Pete expanded the business while teaching his sons enduring values: honor your word, treat people with respect, and use business as a means to create opportunity for others.

ViBE Ventures represents the next chapter of that journey. Founded by Kunal and Ankit, the firm operates as a diversified investment, development, and operating platform. Rooted in firsthand experience, ViBE spans hospitality, residential, retail, and mixed-use assets—combining institutional-level execution with the care and accountability of a family-run business.

Today, ViBE Ventures develops, operates, invests in, and advises on real estate and businesses that bring people together. From hospitality and housing to restaurants, retail, and emerging ventures, the firm focuses on creating places and concepts that strengthen communities while delivering thoughtful design and operational excellence.
